Who is it for?

People generally agree a price for a property, possibly with the assumption that everything in the new house will work.

Swift assurance is given by a standard homeowner’s report. A surveyor will physically and visually inspect the property, the walls are standing and will take readings and give obvious recommendations. But to an extent many people blindly put their faith in hoping for the best and assuming that nothing further bad will emerge.

However, ask around your friends and family and someone will likely have a horror story about the house they bought and the series of unforeseen events that cost a lot of money, time and effort to put right.  And more often than not, all happening at a time when people may have pushed themselves to the maximum to get that dream home. So, what will we do for you?

What will we do?

  1. Test all hot and cold pipework.
  2. Test all heating pipework.
  3. Inspect visually all surface pipework / drainage / radiators (including in, below and around basins / toilets).​
  4. Pressure test underfloor heating.
  5. Check cylinder for age and condition.
  6. Check water tanks in loft, pipework and lagging for age and condition.
  7. Fire up the heating system and check it to be working.
  8. Fire up the radiators and check them to be working.
  9. Take thermal imaging of radiators to check for cold spots, poor performance and sludge.
  10. Take thermal imaging of underfloor heating to check pipe runs and performance.
  11. Take moisture readings on walls and floors.
  12. Take samples of heating water to check for quality.

The test

Your gas safe register Harmuns engineer will be at the property for the day and run multiple tests.

We will provide you with a comprehensive heating, pressure testing and water pipe survey and report including photos.

We will also let you know (with photos) simple things such as where your internal and external stop taps are and we will give both facts and opinions based upon our engineers’ experience as time served gas and heating engineers backed up with the most modern water detection equipment in the market today.
